The land comprises 5 fields, which form 4 convenient blocks, abutting Wellington House Drove, Middle Drove and Harper's Drove, all of which lie on the western side of Ugg Mere Court Road, just south of the village of Ramsey St Mary's and approximately 4 miles west of Ramsey.
METHOD OF SALE
The land is offered For Sale by Private Treaty as a Whole or in Lots and prospective Purchasers are invited to make contact with Maxey Grounds to discuss their interest at an early date.
EXCHANGE OF CONTRACTS AND COMPLETION
Exchange of contracts will take place 21 days after receipt by the Purchaser's Solicitor of the draft contract, with completion as soon as possible thereafter.

LAND AND SOIL CLASSIFICATION
The land is classified as Grade 1 and Grade 2 on the Agricultural Land Classification Map of England and Wales Sheet 135. The soil is shown on the Soil Survey of England & Wales (Sheet 4 - Soils of Eastern England) as belonging to two Soil Associations, the Downholland 2 Soil Association, which is described as deep stoneless clayey or calcerous silty soils, mainly with a humose surface horizon, flat land, groundwater controlled by ditches and pumps, suitable for growing cereals, sugar beet and field vegetables, and the Peacock Soil Association, which is described as deep humose calcareous clayey and non-calcareous fine loamy over clayey soils, mainly calcareous, some peat soils with groundwater controlled by way of ditches and pumps, suitable for growing cereals, beans and some grassland.
Vacant Possession from 11th October 2017 and upon completion of the purchase.
All unexhausted manurial values and lime residues are included in the Sale. No claim for dilapidations, if any, shall be made by the Purchaser against the Vendor or the outgoing Tenant.
NITRATE VULNERABLE ZONE
The land lies within a Nitrate Vulnerable Zone.
BASIC PAYMENT SCHEME
The land has been registered with the Rural Payments Agency under the Basic Payment Scheme and Entitlements have been established and claimed. It is intended that 17.54 Hectares of Entitlements will be transferred to the Purchaser (or his nominee) following completion of the Sale, this will be apportioned if the land is sold in Lots.
The outgoing Tenant will retain all payments in respect of the 2017 claim year and the Purchaser will be required to indemnify the outgoing Tenant in respect of all cross compliance matters up to 31st December 2017.
COUNTRYSIDE STEWARDSHIP SCHEME
The land is not in any Stewardship Scheme.
Some limited underdrainage has been carried out in the past but no plans are available.
There are no services connected to the land.
Such are the outgoings, as are known, are mentioned in these Particulars, but no guarantee is given that the amounts stated are accurate or that all outgoings appear.
All of the land falls within the Middle Level Commissioners area and the Ramsey, Upwood and Great Raveley Internal Drainage Board. The drainage rates for 2017/18 for the Whole are £628.42 and £314.21 respectively, further details are outlined on the next page.
All of the land will be sold subject to a development uplift clause such that the Vendors, and their successors in title, reserve 30% of the increased value for a period of 30 years, should planning permission be granted for development. It is not intended to be triggered by the erection of a single stable.
The Sporting Rights are included in the Sale.
The minerals, so far as they are owned, are included in the Sale.
The Vendor will not be bound to determine the ownership of boundaries. The Purchaser must satisfy themselves as to the ownership of the boundaries.
RIGHTS OF WAY AND EASEMENTS
The land is offered For Sale with the benefit of, and subject to, all rights of way, water and other rights and to all the easements and wayleaves for electric cables, wires, pylons, stays and transformers (if any), also all telephone poles and wires at present erected on or passing over or under the land to all agreements or pending arrangements in regard thereto.
There is an underground electricity cable running under Lot 4.
VALUE ADDED TAX
Any guide price quoted or discussed is exclusive of VAT. In the event that a sale of the property, or part of the property, becomes chargeable, VAT will be payable by the Purchaser, in addition to the purchase price.
