LOCATION
Ghant Farm is located approximately 0.8 mile west of Manea, 4 miles southeast of March and 4.9 miles northeast of Chatteris and lies adjacent to Newghant Drove off the B1093.

DESCRIPTION

LAND AND SOIL CLASSIFICATION
The land is classified as Grade I on the Agricultural Land Classification Map of England and Wales Sheet 135. The soil is shown on the Soil Survey of England & Wales (Sheet 4 - Soils of Eastern England) as belonging to the Peacock Soil Association which is described as deep humose calcareous clayey and non-calcareous fine loamy over clayey soils, mainly calcareous, some peat soils with groundwater controlled by way of ditches and pumps. This soil is deemed suitable for growing cereals, beans and some grassland.

OVERAGE CLAUSE
The property will be sold subject to a development uplift clause such that the Vendors, and their successors in title, reserve 50% of the increased value for a period of 125 years. This will relate to all non-agricultural development, including the extraction of minerals and the erection of wind turbines for electricity production.
