GENERAL NOTES
This property forms a part of a large farm which is presently for sale. The property will remain on the market for sale during the tenancy which will be granted for a fixed term of 12 months with a break clause after 6 months. Once the farm is sold, it may be that the new purchasers will not require on site accommodation so whilst no guarantee can be given a longer term tenancy may be available.

Pets will be considered subject to a deposit of £1,700. One dog only allowed.

The offices, which are attached and accessible from the bungalow will remain in use by the present owners of the farm. However all access to the offices from the bungalow will be sealed off and use is limited.

Charges for water usage are included within the monthly rental figure on the basis that the small amount of electricity used by the farm office will be included within the standard billing for the bungalow as the meter serves both the bungalow and offices.

Council tax for the property will be put in the names of the tenants.

Tenants will be responsible for the supply of their own oil, central heating services the bungalow accommodation only.


Drainage is to a cesspit with a soakaway in the surrounding farmland. It will not require emptying however during heavy rain it may fill, when this happens it can sometimes take a few days for the water to drain off into wet farmland. Any concerns will be answered by the Landlord.

FEES
Letting Fees Information

The quoted rent does not include letting fees. Depending on your circumstances, and the property, the following letting fees may apply. All fees are inclusive of VAT at the prevailing rate.

Referencing - £50 per person
This is charged for each adult tenant applying for the tenancy (including dependants of tenants aged 18 years and over). Non refundable.

Guarantor Referencing - £50 per person
Charged only if a guarantor is required and charged for each guarantor that is referenced. Non refundable.

Company Referencing - £300

Tenancy Agreement & Schedule of Condition - £150
Charged and payable once referencing criteria have been met and Landlord agrees to grant tenancy. Non refundable.

Deposit
A deposit equivalent to one month’s rent, subject to a minimum of £650, will be required to be paid at the start of the tenancy. This is subject to referencing and the Landlord may require a higher deposit if the referencing criteria are not met. Further details will be provided if additional deposit fees become necessary.

Pets Deposit
